The Green Cottage

Set within the protected beauty of Peak Park, this project tells the story of renewal of bringing life back to a building that had stood empty for over 40 years. Our client approached us with the vision of transforming a derelict cottage into a warm, modern home, while remaining sensitive to the site’s extraordinary setting.

Reviving a Cottage, Respecting a Landscape

The challenge was clear: to renovate a structure long uninhabitable, and to do so in a landscape where design scrutiny is high and planning conditions are stringent. What followed was a carefully managed process of restoration, extension, and thoughtful design that resulted in a family home full of character, light, and lasting value.

Design Approach: Honouring the Old, Introducing the New

This was a project defined by balance. While the cottage required complete renovation, its original charm and proportions provided a valuable framework. Our goal was to preserve the spirit of the existing building while introducing new elements that supported modern living.

A key move was the introduction of a double-storey extension, designed to expand the ground floor living space and add an additional bedroom above. The new form was conceived to sit harmoniously with the existing structure—complementary, not competitive—allowing the old and new to speak the same architectural language.

Planning Strategy: Diligence Meets Sensitivity

Given the property’s location in a designated area of special landscape, gaining planning approval for a significant extension was no small task. The process demanded rigor, creativity, and an in-depth understanding of local policy.

Our team approached the challenge with diligence, preparing a design and supporting documentation that demonstrated both respect for the landscape and a clear need for improvement. Despite the complexity of the proposal and the scale of additional floor area, the application received first-time approval—a reflection of both the quality of the design and the strength of the planning case presented.

Outcome

The result is a home that feels entirely new yet deeply rooted in its setting. Once empty and uninhabitable, the cottage now serves as a welcoming and practical family dwelling, its transformation made possible through care, collaboration, and a commitment to quality.

What began as a neglected shell is now a home of substance and sensitivity, one that contributes positively to its landscape while meeting the everyday needs of its occupants.
